As we’ve mentioned, the inventory for condos is at an all time low. Currently, fewer than 60 condos on St Croix are listed for sale. Typically, we have well over 200 for sale! The lower priced condos sell quickly – probably because rentals are nearly impossible to find, and rental rates are at an all time HIGH. Here are our favorites on the market right now (please note, these not our listings):

One Bedroom Units

There are three one bedroom units that we particularly like currently on the market:

1 Bedroom condo #1: A Southgate Courtyard Unit – for $135,000. Fees here are $655 per month and include insurance. This unit is a lower level unit, looks right out to the pool, and you can walk to the Southgate Nature Preserve (beach!). No sea view from these units, but they are nicely laid out, the pool here is very nice. Pets not allowed.

1 Bedroom condo #2: If you like the west end of the island (best beaches on island!!!), Carlton condos are a good choice. There’s a nice 1100 sq. ft. one bedroom unit for sale for just under $100,000. Fees are $1326 per QUARTER and insurance is a little less than $1000 a year. No sea view, but overlooks the pool and is a short drive to the beaches. Indoor cats allowed.

1 Bedroom condo #3: For a nice ocean front mid island condo, the Cruzan Princess has a few units for sale, one for $150,000 that is nicely decorated with some upgrades (countertops, generator, security system). Condo fees here are $450 per month and one small pet is allowed.

Two Bedroom Units

Here are a few two bedroom units that are on our favorite list – see what you think!

2 Bedroom condo #1: Out East you’ll find The Reef, with a 9 hole golf course and scrumptious little breakfast/lunch spot, and beach access across the street. There are several units here for sale, starting in the mid 200’s to just above $300,00. The higher priced one has a remodeled kitchen and baths. And of course we like that one best!! The fees at the Reef are around $1000 per month. All the two bedroom units there are on three levels, with a bedroom on bottom and top, and living area in the middle. Two patios too! One with a great sea view! Only cats allowed here.

2 Bedroom condo #2: Mid island, you’ll find Questa Verde. Many of these units do not have a sea view, but there’s one there that has a very nice view of the north shore, and is listed for $245,000. The fees at this complex are only $450 per month! This unit, like most there, is on two levels, with lower level allowing a walk out to the lawn, and living area and kitchen on the pool and main entry level. Small pets are allowed.

Questa Verde	Pelican Cove

2 Bedroom condo #3: Also mid island is Pelican Cove, a resort-type condo complex right on the beach with a specatcular pool. There’s a ground floor unit there we like – for $324,000. All new kitchen and nice view. Condo fees around $1000 a month. No pets allowed here.

2 Bedroom condo #4: At the Carlton Condos, out West, you’ll find a double unit (2200 sq ft) that is impeccably remodeled and decorated for only $155,000! Sea view, too! Now THAT’S a deal!! Condo fees on this one are billed quarterly ($2650/quarter) and insurance is $2174 per year. Cats are allowed.

Three Bedroom Units

We like these three bedroom units!

3 Bedroom condo #1: There are a couple of three bedroom units currently for sale at Coakley, out east. For $389,000, you’ll get a nicely remodeled upper level 1500 sq. ft. one! Small pets allowed, and condo fees are a little over $1000 a month. The other is less, but not remodeled.

3 Bedroom condo #2: Also, out east there’s an elegant 1764 sq. ft. three bedroom unit at Carden Beach for $675,000. Insurance is around $1800 a year, and monthly condo fees are $1188. Pets are allowed with board approval. We love the nice white kitchen and great outdoor gallery! You can almost reach out and touch Buck Island!

Carden Beach	Schooner Bay

3 Bedroom condo #3: In town and overlooking the Harbour is Schooner Bay – where a couple of three bedroom units are listed. One is $329,000 and it has a lovely view and some nice updates. Condo fees plus insurance run around $1100 a month. No pets here.

3 Bedroom condo #4: Sweet Lime Villas are on the golf course at Carambola. We have one listed here for $400,000 (this one IS our listing!). It’s a free standing three bedroom villa. Light and airy, soaring ceilings, stunning setting. Pets ok here too. Insurance is $4,000 per year, Condo Fee is 1,826.61 per quarter, and HOA is $900 per month. (so total of $1509/month).
