Fall is a great time to look for property in St Croix!
Well, we dodged a bullet in September! Our Florida friends were not so lucky. Sending all our love and well wishes to Ft. Myers and other sweet towns in Florida.
Otherwise, September was back to school for the kiddos, vacation time for many local merchants and restaurant owners, and a great time to enjoy our warm, warm water and cooler weather before the tourist season kicks in in full force!
Fall is a great time to look for property here in St Croix! However, our inventory is still quite low and prices are still high. There are currently 104 homes on the market, and a little over half of them are over a million dollars, about a fourth are between $300,000 – $400,000.
Even fewer condos are on the market. Only 26 are available. Four are under $200,000, Eleven are between $200,000 – $300,000, and three are over half a million.
Land for sale is still plentiful. Three hundred thirty-six plots are on the market. Eleven of those are 40 acres or more, Twenty-two plots are between 10 – 39 acres, 106 plots are between 1 – 9 acres, with 187 lots under an acre. Prices for land under an acre range between $28,000 and $950,000, with two-thirds of these lots being under $100,000
There are a number of good builders here and several options for building. If you go the traditional route (concrete construction) and use an architect, it will likely take you 2 – 3 years to build, and around $350 – $450 per square foot. If you would consider a different building method, Cat5 Builders are now on-island! Their facility is located at 20 Prince Street in Frederiksted. Everything will soon be up and running as soon as they get 3-Phase Power into the building to power their two roll-formers (that make the galvanized steel studs), which is dependent on WAPA.
Already in their facility are the contents of two 40 FT containers of manufacturing equipment that will be used in manufacturing building materials and components for both Residential and Commercial construction. On the mainland, these folks have done up to 8-story, 135,000 Sq. Ft buildings and everything down to the ground including single-family homes and garages. As soon as one of their local projects starts construction, a site visit can be scheduled. They are very excited to show off what they can do and help introduce their building methods to the island to save time and money without any compromise!
